About the firm
Mannocci Law Firm is a legal practice founded by Attorney Andrea Mannocci and based in Tuscany, Italy. The firm provides qualified legal assistance to clients from around the world in matters related to buying, selling, and managing real estate; resolving property disputes; drafting contracts; ensuring compliance with property laws; and handling estate successions and real estate trusts.

Redefining Real Estate Law in Italy
When Attorney Andrea Mannocci founded his firm, focusing on real estate law for international clients, he wasn’t simply establishing another boutique legal practice—he was creating a new paradigm for how foreign investors could safely, freely, and confidently navigate the Italian real estate market. The vision was born from firsthand experience: witnessing too many international clients become overwhelmed, misled, or exposed to significant risk as they attempted to engage with a market that is as legally complex as it is culturally nuanced. What makes the firm’s approach truly distinctive is a unique background rooted in decades of experience across the banking and real estate sectors. With a history as fiduciary for credit institutions and financial companies in credit management—alongside deep expertise in foreclosure, bankruptcy, and distressed asset law—the firm operates with an in-depth, structural understanding of the Italian property market. The focus is on a real-world, high-stakes experience in the most critical and technical areas of property and financial law, combined with a solid linguistic foundation and academic specialization in legal English and international commercial law, through which the firm offers a rare ability to translate Italy’s complex legal environment into clear, actionable guidance for foreign clients.
Legal Clarity, Independent Choices
Every client, every property, every path is different. That’s why the firm provides independent legal services designed to protect your interests—free from external influence, focused solely on clarity, legality, and your decision-making freedom in the Italian market. From the outset, the firm recognized a fundamental need for a fully independent legal approach—one untied to property values, sales outcomes, or financial incentives. The Italian real estate landscape involves a wide range of professionals and intermediaries who, while often playing legitimate roles, may not always offer buyers a complete or neutral perspective. This can lead to fragmented information, complex contracts, and limited legal clarity. Common challenges faced by international clients include unclear acquisition terms, heavy bureaucracy, limited contractual flexibility, and a lack of transparency around asset valuation. Added to this are often-overlooked issues such as visas, residence permits, taxation, and regulatory inconsistencies—factors that can complicate even the most straightforward transaction. Mannocci Law Firm offers a solution that is as simple as it is transparent: to provide solid, truthful, and independent legal advice before any steps are taken—ideally before the client even sets foot in Italy. By offering clarity from the outset, the firm allows its clients to fully understand their rights, obligations, and risks before committing to any deal or investment. This early-stage legal clarity is the cornerstone of the firm’s approach. All services are entirely unbiased—not influenced by listings, transaction results, or asset valuations. The objective is not to push deals forward; it is to defend the client’s autonomy, ensure access to reliable information, and secure complete contractual freedom.

Your legal solutions
A carefully structured portfolio of legal services designed to ensure a smooth, informed, and discreet entry into the Italian real estate market. Combining legal precision with personalized support, the approach addresses all regulatory, contractual, and fiscal aspects — offering international clients clarity, confidence, and protection throughout every stage of the investment process.

To facilitate communication, please provide a brief description of your case in the form below, along with a valid telephone number (e.g., mobile or Skype), an email address, and your time zone. This information will help ensure that your inquiry can be properly assessed and, where appropriate, followed up. Submitting the form does not create any obligation for either party, and the firm cannot guarantee a response to all inquiries. If your request is positively evaluated, an initial, non-binding meeting—either in person or via video call—may be arranged to better understand the details of your case and to define the terms of a potential collaboration.
Fee guidelines
A customized quote will always be prepared on a case-by-case basis, following an initial assessment of the specific circumstances of each matter. Fees are determined based on objective criteria, primarily the value and complexity of the issue. As such, costs may vary significantly depending on the details of each case. To provide some reference, the following indicative thresholds are meant as a general guideline to give an idea of the typical costs for strategic legal consultations involving the review and analysis of documents: Low complexity – for matters valued up to €250,000: €600 Medium complexity – for matters valued between €250,000 and €850,000: €1,000 High complexity – for matters valued over €850,000: €1,800 These fees already include all statutory charges, such as VAT and the mandatory bar association contribution (Cassa Forense), with no hidden costs. The same criteria may be applied when the client opts for hourly billing. In that case, an hourly rate will be agreed upon, calculated proportionally based on the actual complexity and value of the matter. This hourly rate will not be lower than €290 per hour, and is likewise inclusive of all legally required charges. For litigation and court proceedings, the firm adheres to the official fee schedules set out in the Italian Ministerial Decree D.M. 55/2014, as amended and supplemented by subsequent provisions currently in force. These guidelines are provided for reference purposes only and do not constitute a binding offer.
